Manhasset Home Sales are Up and Median Price is Up!
While waiting for some new customers on Saturday, I decided to run some numbers to see what is really going on in the Manhasset home sales market. I know I am busy with listings, showings and open house are a mob scene lately….I was curious to see if what “feels” like a market improvement when I am out and about could be backed up with some numbers. Here is what I found out:
In May of 2010, 23 homes went into contract versus 16 in May of 2009. That’s a big jump! So, I decided to drill down a little deeper and look at this good news story:
2009 YTD* (Jan 1-June 5 2009) 27 homes sold $1,075,000 median sales price
2010 YTD* (Jan 1-June 5 2010) 52 homes sold $1,256,2501 median sales price
All I can say is WOW! What a difference a year makes!!!!
Personally, I think here’s what is driving this burst of activity – pent up demand, an increase in consumer confidence and super low interest rates. What a great time to be active in the market!!! For sellers who are properly pricing their homes, they are seeing solid offers (sometimes multiple) and shorter days on market. Buyers are finding a nice selection of homes to choose from and know that there is a bit more competition out there than there was a year ago.
